Tyler Roof Repair replaces commercial roofs in Tyler, TX and across East Texas for property owners and managers whose roof has reached the end of what repair can do. We are a repair-first company, and we mean it: our commercial roof repair work exists precisely so that most buildings never need this page. But some roofs are finished. The insulation is wet across the field, the membrane has failed broadly, or the building is already carrying two systems. When that is the case, we say so, show you the evidence, and replace the roof with a system matched to the building rather than the one with the best margin. Licensed, bonded, insured, and BBB Accredited. Call 903-426-1151 for a commercial roof assessment.
When a Commercial Roof Actually Needs Replacing
Low-slope commercial roofs almost never fail across the field. They fail at seams, penetrations, and drains, and those are repairs. Replacement becomes the right call in four situations, and we confirm each one with evidence rather than a walk around the roof.
Wet insulation across a real area. This is the one that matters most. Once water has saturated the insulation under the membrane, the roof has lost its R-value, the deck is sitting in moisture, and a surface repair only hides the problem. We core the roof or run a moisture scan to find out. A roof with a few wet spots gets those sections cut out and replaced. A roof that is wet across a third of its area is a replacement.
Membrane at end of life with broad seam failure. A 20-year-old TPO or EPDM with seams letting go in many places at once has stopped being a candidate for patching. Each repair holds, and the next one opens somewhere else.
Deck deterioration. Rusted metal deck, rotted wood deck, or lightweight concrete that has started to break down cannot be repaired from above. The roof has to come off to fix it.
Two existing roof systems. Most codes limit a roof to two layers. A building already carrying a recover over its original roof cannot take a third, so the next failure is a tear-off by rule.
If your roof is not in one of those four situations, you probably need a repair, and we will tell you that instead.
What Commercial Roof Replacement Costs in East Texas
Commercial replacement is priced per square foot installed, and in the Tyler, Longview, and Kilgore market the range runs from about $5 to $12 per square foot.
- TPO or EPDM recover over a dry existing roof: $5 to $8 per square foot. No tear-off, no disposal, fastest schedule.
- TPO or EPDM full tear-off with new insulation and cover board: $7 to $10 per square foot.
- PVC tear-off and install: $8 to $12 per square foot. The upgrade for restaurants and chemical exposure.
- Modified bitumen: $6 to $10 per square foot. Durable under foot traffic.
- Standing seam metal: $10 to $16 per square foot where the slope allows it. The long-life option.
For a 10,000 square foot flat roof, that puts a recover near $50,000 to $80,000 and a full tear-off with a premium membrane closer to $100,000 or more. Insulation condition is the biggest variable, which is why we core the roof before we quote. A number produced without coring is a guess, and it usually goes up after the tear-off.
Tear-Off or Recover
A recover installs the new membrane over the existing roof with a cover board or slip sheet between them. It costs less, finishes faster, and generates no demolition debris. It is the right choice when the existing insulation is dry, the deck is sound, and the building carries one roof system.
A tear-off removes everything down to the deck and rebuilds the roof with new insulation and membrane. It costs more and takes longer, and it is the only option when the insulation is wet, the deck needs work, or the building already has two layers.
We check all three conditions before recommending either. A recover over wet insulation is a cheap roof that fails early. A tear-off on a roof that could have been recovered is money spent for no reason.
Commercial Roofing Systems We Install
- TPO is the standard for East Texas low-slope roofs: heat-welded seams, a white reflective surface that lowers summer cooling load, and a mid-range price. Most of our replacements are TPO.
- PVC costs more than TPO and resists grease, oil, and chemicals that degrade other membranes. The right choice for restaurants, food processing, and facilities with rooftop exhaust.
- EPDM is the proven rubber membrane, with decades of field history and good performance in temperature swings. Black EPDM absorbs heat, so it suits buildings where reflectivity matters less.
- Modified bitumen is a multi-ply asphalt system that handles foot traffic and rooftop equipment well. Common on buildings with frequent maintenance access.
- Standing seam metal is the long-life system for buildings with enough slope. Higher up-front cost, 40-year service life, minimal maintenance.
We also install roof coatings and restoration systems on roofs that are dry and sound but aging, which can defer a replacement by ten years or more at a fraction of the cost. We will tell you if your roof qualifies.
How the Project Runs
Every replacement starts with a commercial roof inspection that includes core samples or a moisture scan, photographs, and a written report. The proposal spells out the system, the scope, the price, the schedule, and both warranties.
Work is staged in sections so the building is watertight every night. Tear-off and mechanical fastening, the loud parts, are scheduled around your hours where the building allows it. Occupied areas below the roof get a protection plan before the first day. For restaurants, medical offices, and other operations that cannot tolerate disruption, we walk the sequence with you in advance.
When the roof is complete, we register the manufacturer warranty on your behalf, provide the closeout documentation your insurer and lender may want, and set up an inspection schedule so the new roof gets the maintenance that makes it last.
Storm Damage and Insurance
A large share of commercial replacements in East Texas start with hail or wind rather than age. If a storm has damaged the roof, the claim depends on documentation produced before you file: photographs, measurements, a written scope. We inspect first, meet the adjuster on site, and give you a report the carrier can work with. We will also say plainly when damage is cosmetic or not claim-worthy, which saves you a denied claim on your record. The same approach applies to our storm damage repair work.
Commercial Roof Replacement Across East Texas
We replace commercial roofs in Tyler and throughout the region, including Longview, Kilgore, Lindale, Jacksonville, Henderson, Palestine, and Mineola. Commercial work is scheduled by project, so distance from Tyler does not change the response or the price.
Request a commercial roof assessment or call 903-426-1151. We will tell you whether the roof needs replacing, show you the evidence either way, and put the number in writing.
